Service building, recently rehabilitated, located in the municipality of Vila Real, occupied for an administrative infrastructure and for a space or expositions. The building has three floors. At the ground level, are two offices, a reception zone and a meeting room. In the lower floor (cave), there are two sanitary facilities and an expositions room with triple headroom, with a mezzanine in an equivalent to a first floor, occupied for a cafeteria zone and bar. In a level below the cave, there is in addiction a museum space. In the inspection and analyze of the building were made an inventory of the constructive solutions which composes the envelope of the building, as well as the evaluation of weaknesses/constructive pathologies existing in the building. Were even evaluated the quality of the interior air, the energetic consumption with the heating system, (energetic auditing). This building consumes electrical energy in nearly all the facilities, and natural gas for the boiler of heated water for heating of the environment. Through the thermal characterization of the envelope and through the energetic auditing, were concluded that, although the building has been target of a recent renovation and incorporates quality thermal solutions, even though it could be identified important rationalization opportunities associated to the heating systems, the illumination control, and the reconversion of energy. Were identified improvement opportunities especially related to the optimization of the working of the heating systems, through the reparation of the radiator’s valves of heated water; the reduction of the lighting consumption, through the introduction of a more efficient control of the bathroom circuit; the reduction of consumptions and costs with the optimization of the running of the elevator; The viability study of the progressive introduction of renewable energetic systems, namely for profits of the solar system already installed, of an eventual small dimension hydric use in the watercourse of the mill and of the eventual use of a pellet boiler for warming the environment.
